La Homes - Cold temperature is the greatest Time for you to Buy
Did you ever hear it said that you may get a better home deal if you buy prior to the summer months? Based on Los Angeles MLS data, this appears to be true.
Okay, you might disagree because you say it's always warm in Los Angeles. Personally, i disagree, I'm all incorporated right now during my cold office complaining that my heater isn't doing it's job. It's only 55 degrees and i am still too cold to visit out. I recognize that's ridiculous, all of those other country is a lot more miserable and cold than I am, but that's the way a spoiled Los Angeles resident much like me feels. That's also the public Los Angeles consensus, and i'm about to show you some interesting data regarding this.
In November of 2008, the Median Sold Price for LA county MLS properties was approximately $388,000. In December the median price went down to about $380,000. Here's the actual interesting part. From January to April of 2009 it bounced between approximately $340,000 and $355,000. This is a $48,000 price decrease from November. Full the sunshine statistics begin in May because the price shot up to $375,000 with a peak of around $380,000 in June. It started heading down once more in September when the kids went back to school, having a Median Sold Cost of $360,00 after which in November the price as much as $377,000. The reason the median price didn't reach $388,000 as it was back in November of 2008 is a result of the median price declining 3% within the year. For the 2008-2009 time period, it appears that the months of January through April showed significant price decreases.
There are many contributing factors to those prices, for example government programs, foreclosures, the economy and inventory levels. As a general rule though, ask any seasoned Los Angeles real estate investor and they'll vouch for this cold weather theory. Investors can't stand this bit of good sense known, as they is going to be offering their secrets. Consider it yourself, can you rather shop in cold weather or warm?
Years ago we were actively seeking bargains on course homes. I was looking all day long at a large community of recent course homes, and basically I wanted to give up because it was cold and rainy. My husband inquired about to impress carry on, because this was the optimum time to locate exceptional deal. In summary, within 2 hours we'd bought not one but two completely new course homes in an incredible price. One house had just fallen from escrow the hour we showed up and another of the houses was available however for some reason we had to pry the data from the agent. I was in the right place at the right time. My hubby went the following morning to complete the start-up paperwork on these two homes. It was a bright and sunny morning having a group of home buyers swarming work to ascertain if my hubby would actually appear. They were told if he didn't appear they might buy one from the homes for themselves. We often laugh about what happened on that cold and rainy day and will always remember how much fun it was to locate the above great property deals.
If serious investors realize the very best deals can be purchased in the colder months, no perhaps you should consider buying when everybody is not? It's correct there may 't be as numerous La homes to pick from in the colder season, but there still is a high probability to find that perfect home at that perfect lower price. Once the warm months arrive, the marketplace becomes overly competitive with anxious buyers in the busy property season. Home deals aren't found as easily, and you will have to compete with those other 20 buyers making offers around the homes that everyone and their brother likes.
So the next time it's cold and rainy and also you really don't feel like going outdoors and battling the sun and rain, maybe tell yourself "Hey, this is actually the best time for you to find my house and save A LOT of money. Let's go!"
